Our sellers contacted us to market and sell their rental property as they had moved out of Auckland and had new plans.  The property is a plaster home, with cavity system, attached to another property and was currently rented to a fabulous group of people who always presented the home brilliantly.

The Campaign
This home was in immaculate condition and sitting on a freehold title, very close to the beach.  Being a plaster home, we knew that the market had conditioned buyers to be wary of this type of home.  Our sellers provided a pre-sale building inspection and LIM report for prospective buyers.  We first listed this property earlier in the year with a price however it failed to receive much interest.  The marketing campaign involved professional day photography, drone footage and property video.  We boosted the property video throughout Facebook, ran advertising on Instagram as well using Trade Me, Realestate.co.nz and Harcourts.co.nz.

The Process
We first listed this property earlier in the year with a price however it failed to receive much interest.  With a natural deadline of Christmas approaching, we changed the strategy.  Our sellers got the property re-staged, re-photographed, we removed the price and went down the auction process.

The Deal
We received a pre-auction offer for the property which our sellers accepted, and with no further bidding the property was sold 174 days after originally coming on the market.
