Every property has a story… here is The Sold Story for 191 Brightside Road, Stanmore Bay.
In prime location, across the road from popular Stanmore Bay Beach, 191 Brightside Road had almost everything going for it! However, the biggest hurdle was that it was built using a plaster cladding system with no cavity.
The Campaign
We first listed this property approximately a year ago and had determined some good market feedback from prospective buyers. After consultation with our sellers, it was decided to list with a competitive fixed price to draw attention to the property as being on the market for a long time was not an option. We were able to reuse some of the marketing materials from the previous year including professional day photography, drone footage and property video. We boosted the property video throughout Facebook, ran advertising on Instagram as well using Trade Me, Realestate.co.nz and Harcourts.co.nz.
The Process
Because we open our properties up for any agent to introduce a buyer from day 1 (not all salespeople do this), the property was under contract shortly after it was listed with the help of another agency. Unfortunately the offer fell over, but it wasn’t long until we had another offer and were under contract again, this time with the help of our Cooper & Co counterparts. Again, the offer fell over. The buyers who originally had the first offer were still interested, made another offer and we were under contract.
The Deal
From the date our sellers went onto the market, until the date the agreement went unconditional was 125 days. This was a bit of an unusual case! The building report showed some minor remedial work that the bank wanted to be completed before approving the loan however with some miscommunication the agreement was declared unconditional (before the 125 days). With a lot of communication between the sellers, purchasers, lawyers, building inspector, and builder, all parties managed to work through the process in order to satisfy the bank and both parties were relived to see the SOLD sticker go up when it was confirmed unconditional by both lawyers.
